Q: Why should I choose Avalon?
A: We have more than 30 years’ experience constructing modular and bespoke buildings and have built a well-deserved reputation for the quality and specification of our cabins – which are constructed by a dedicated and highly experienced team at our Lincolnshire production site.
We pride ourselves on being an award-winning family business with family values, which means we put our heart and soul into every project to make sure that every cabin that leaves our premises is perfect.
Q: How much will it cost?
A: Because everything we make is bespoke, we don’t have a price guide for our off-the-shelf ranges of cabins, which can be used as home offices, garden rooms, classrooms, nurseries, offices, shower and toilet blocks, chalets, and marketing suites.
We believe that we offer competitively priced modular buildings that offer value for money.
Q: How long will it take to build?
A: Because we build bespoke modular buildings, the time it takes to build really does depend on the size of the cabin and the specification. By way of example, we recently built a nursery unit for a company in Cumbria that was 27 m x 12 m, and the build time was 20 weeks.
Q: Do I need planning permission?
A: We strongly advise that you check with your local council for planning and building regulations requirements.
Q: How will the building get to site?
A: Delivery to site is all part of the service we offer. We oversee the whole process, including pre-delivery visits to check routes, access and the site.
We work closely with a specialist external haulier that has vast experience transporting modular buildings and other oversize structures.
We also liaise with clients to identify suitable delivery windows, taking into account factors such as the weather.
Q: What is the heating in the building?
A: Because we offer bespoke builds, you can have whatever you want. However, the default heating system is an A-rated air-conditioning system that comes with a seven-day programmable unit. Wall-mounted electric heaters are also a popular option.
Q: How do you build them?

The structures of all our units are built from a combination of steel and C24 timber, with a steel base and EPDM rubber bonded on the roof to provide a watertight seal, and Hardie cladding (in a choice of colours) is used for the exterior facades. Inside, well, it’s whatever specification and configuration you want.
Q: What warranty is provided?
A: We stand behind the quality of our modular buildings, which is why we offer a 10 year warranty on the structure, the roof, and the windows and doors. We offer a 1 year warranty on fixtures and fittings such as toilets and kitchens, based on reasonable use. All appliances, such as the air-conditioning and kitchen equipment, come with manufactures’ warranties.
All guarantees are subject to the buildings being maintained in line with our recommendations.
Q: How will it look?
A: The main thing to say is that it won’t look like a typical modular building.
Your building will have a quality finish that you wouldn’t expect from a modular building.
Q: Do you provide finance?

Q: What is modular construction?
A: A modular construction is a building that is constructed off-site under controlled factory conditions in transportable modules. The building will meet relevant building regulations where required and perform to the same standard as traditional construction.
Q: What are the benefits of modular construction?
Modular construction offers flexibility compared to traditional builds. As all our modular buildings are bespoke and tailored to our customers’ needs and aspirations.
They are an environmentally friendly method of construction. The off-site construction process achieves reduced build times, avoid stoppages due to adverse weather and helps our customers meet their corporate and social environmental responsibilities.
Due to the off-site construction the whole process is factory controlled. All employees adhere to Avalon’s strict quality standards.
Modular construction are far less disruptive to your business/facility. You don’t need to close off or provided prolonged access to your premises
And finally the cost, due to the off-site construction and reduced build time modular construction is more affordable than traditional builds.
Q: How is modular construction more cost efficient?
A: Due to the off-site construction process, time is saved on labour and disruptions to your business/facility leading to significant financial savings.
Q: Who will coordinate the installation and tradespeople?
A: The advantage of using Avalon is we deal with all this, from our electricians to our construction team we work as one team.
Q: What if there is adverse weather?
A: The advantages of modular construction is all stages of construction are in our controlled factory setting. Due to the consistent environment there is not a risk of damp, rain or high levels of moisture being trapped into the build. Adverse weather is really limited to installation and delivery
Q: Can I extend a modular building?
A: Yes, your modular building can expand as your business/facility grows.
Q: How secure are Modular Buildings?
A: The design and build of your modular building will meet the same rigorous testing of any quality building projects and meets building regulations (where required)
Q: Can a modular building be moved/relocated?
A: Yes, but, the building, when delivered, is installed on site to a standard that would make it feel that it was built on site. To move the building at a later date is not easy but can be done. during a free site visit please discuss this with our team to ensure it’s possible in your location. Please kindly note it is not always cost-effective.

Q: Where do you deliver to?
A: We deliver throughout the UK
Q: Do you charge for site visits?
A: No, we offer free site surveys.
Q: How much do you charge for quotations?
A: It’s completely free and there is no obligation to purchase. Our Award-Winning Team will provide everything you need, because transparency is at the heart of everything we do.
Q: How are the cabins delivered?
A: We use a hand-picked selection of Haulage companies that are carefully vetted to ensure they met our high standards.
Q: What if the access is restricted?
A: We offer a free site survey at the very beginning of the process, during your site survey we would discuss delivery options.
Q: Does my quote include VAT?
A: Yes, all quotes will include VAT. Unless your business/facility is VAT exclusive for example a charity.
Q: Can you arrange ground works?
A: Yes, we certainly can. A free full site survey would need to be completed before a quote could be provided.
Q: How long does delivery/installation take?
A: As our buildings are bespoke and tailored to each customer, each buildings delivery and installation timescale is different. Delivery is always discussed with the customer beforehand and we have never failed to deliver a building within the timescale.
Q: Will my building comply with Building Regulations?
A: Yes, all of our buildings comply with building regulations
Q: Do I require planning permission?
A: Yes and no, every building we produce is unique, they are all used for different purposes. Some may require building regulations. Modular building do require planning permission,
However, under new regulations an Avalon Garden Room are considered to be permitted development, not requiring planning permission, subject to a few limits and conditions.

Q: Are your garden rooms warm enough to use in winter?
A: Yes, they are full insulated for all year round usage
Q: Can I have a toilet and/or kitchen in my building?
